New home building starts in Walnut Creek

Bonterra Builders starts work on three new homes; park, clubhouse restoration under way

For the first time in several years, new homebuilding has begun again in Walnut Creek, the once-troubled neighborhood formerly known as Edenmoor.
Bonterra Builders of Matthews, N.C., began building three new homes last week, the first new home construction in the neighborhood since before former developer Lawson’s Bend LLC walked away from the project in October 2008.
The new homes are the first of up to 25 new houses that will be built in Walnut Creek by various builders in the next two months, a partner with new owners Edenmoor Land Acquisition LLC (ELA) said.
Edenmoor Land Acquisition is a partnership between Saybrook’s Municipal Opportunity Fund IV of Santa Monica, Calif., and L Star Management LLC of Raleigh, N.C.
“We are about three months ahead of our neighborhood improvement and beautification schedule, which has resulted in an overwhelming interest from builders,” L Star managing partner Kyle Corkum said.
“We’re delighted that Bonterra is the first builder to return to this community and we are in the process of selecting additional builders that will meet our high architectural and design standards.”
Other Bonterra Builders projects include Walnut Creek’s neighbor, and former Edenmoor sister neighborhood, Millbridge, just across the North Carolina state line, and the Barber Rock neighborhood off Barberville Road in Indian Land.
Bonterra Builders President Darren Sutton praised Edenmoor Land Acquisition for its work in getting Walnut Creek on track.
“Bonterra is excited to be building new homes in Walnut Creek,” Sutton said. “Under the leadership of a new developer, this community has quickly returned to its position as one of the premier residential communities in the region.”
The return to home building in Walnut Creek comes a little more than three months after Edenmoor Land Acquisition closed on the property in late October.
Since then, the company has made substantial improvements to the residential development’s once-crumbling infrastructure, stabilized and resodded eroded properties and is doing extensive landscaping and beautification.
The company also completed work on an EMS station that it donated to Lancaster County in December.
The new Emergency Medical Services Station 8 is expected to become operational this spring.
Edenmoor Land Acquisition  is working to complete construction on a $4.2 million park complex and extensive renovations to a vandalized clubhouse, both of which will be turned over to Lancaster County Parks and Recreation upon completion. They are expected to be open for public use by this summer.
